What is property styling?

Property styling (also called home staging) involves preparing your home for a successful sale by using curated furniture, artwork and accessories to enhance the space. Our goal is to create a warm, inviting and aspirational feel that appeals to buyers and helps your property stand out during the campaign.

Why should I style my home before selling?

Buyers shop with emotion. Beautifully styled homes photograph better, feel more spacious and create a stronger emotional connection, which often leads to more interest, more competition and a higher sales price. Styled homes also tend to sell faster.

What areas do you service?

We are based in Belrose and primarily style homes across the Northern Beaches and North Shore. We also take on select projects across wider Sydney depending on scope and availability.

What is the difference between Full and Partial styling?

Full Styling is ideal for vacant homes. We furnish and style the entire property using our premium furniture, artwork, rugs and accessories.

Partial Styling is perfect for lived in homes. We work with your existing items and enhance the space using our curated selections to achieve a cohesive, market ready look.

How does the styling process work?

1. Onsite consultation (or we can use a floor plan)

2. Personal quote (full or partial with our suggestions)

3. Furniture/ accessory selection and planning 

4. Install day- we style your home beautifully

5. Hire period begins

6. Pack up and collection- once the campaign is complete-usually a 6 week styling contract

Do I need to be home during the installation?

No, many clients choose not to be home. We are trusted by both homeowners and agents and coordinate access with your sales agent if preferred.

Hire period and extensions

How long is the hire period?

Our standard hire period is 4 weeks (paid) and 2 weeks complimentary (6 weeks total), which aligns with most sales campaigns.

What happens if my home does not sell within the hire period?

You can simply extend your hire period for a weekly extension fee. We will send a reminder before your hire ends and can arrange additional weeks or collection, whatever best suits your campaign.

How much notice do you require for an extension or collection?

We require three business days notice to schedule an extension or organise collection of our styling stock

Preparation & Practicalities

What do I need to do before install day?

For full styling, the home should be clean, empty and ready for us to style.

For partial styling, we provide guidance on decluttering, editing furniture and preparing each space.

Do you hang artwork and mirrors?

Yes, all artwork and mirrors included in your styling package are hung by our team. We use a nail hook most of the time, or drill a hole with a plug if concrete /brick walls

What if something gets damaged?

Normal wear and tear is expected. Any significant damage will be assessed case by case, but we always approach this with fairness and understanding.

Pricing and Payment 

How much does property styling cost?

Cost depends on the size of your home, whether it is a full or partial styling and the amount of furniture required. We provide a clear, personalised quote after viewing your property.

Do you require payment upfront?

Yes, styling is paid upfront to secure your installation date and furniture/ accessory stock. Payment is made via invoice

Is GST included in your pricing?

Yes, all pricing includes GST unless otherwise stated in your quote or invoice

Results & Expectations

Will styling guarantee a higher sales price?

While no one can guarantee a price outcome, styling significantly increases buyer interest, helps your home shine online and typically leads to stronger offers. Our clients regularly achieve faster and more competitive results after styling.

How quickly can you install?

Ideally we request around 1- 2 weeks notice, depending on availability and campaign timing. If you have a tight schedule, please reach out as soon as possible, we will do our best to accommodate urgent installations

Do I get to choose my furniture?

We select all furniture and accessories to suit your home's architecture and target buyer demographic. This ensures a cohesive, professional result tailored to your property.
